Selling in the City - Kingsford NSW

Selling in the City 2022

Kingsford NSW

26 year old Mali grew up in the quiet, residential inner city suburb of Kingsford and has many fond memories of the family home. Mali’s Dad passed away leaving her the family house and she wants to sell so she can divide the proceeds between herself, her siblings and her Mum.

It’s not the usual property The Selling in the City team; Landscape Artist Paddy Milne and award-winning Interior Designer Rosie Morley would take on, but Mali needs their help.

Mali needs to sell the home she grew up in - valued at 1.95 million, she needs to get 2.3 for the property so she can divide the proceeds and set up her family.

With just 60k to bring off the transformation Rosie and Paddy face a big challenge.

The family home is in Kingsford, a quiet suburb in the south east of Sydney. Exploring the area Paddy and Rosie realise this suburb is a bit of a hidden gem for families. It’s less well known than the more glamourous suburbs surrounding it so prices are cheaper plus the blocks and the houses are bigger. And its other major selling point is that it’s close to the city, the beach and Centennial Park. They’re particularly struck with the fact there are no parks in Kingsford, a total lack of green space. So, they decide to bring the park right into this house and to create a peaceful green oasis for a new family to enjoy.

Outdoors - Before

To achieve this in the backyard, Paddy clears the many different types of concrete and clutter, taking it back to bare earth. He then creates different zones in the garden: a dining area by giving the existing pergola a facelift; a seating area for the adults to entertain and a lawn for the kids to play.

These are connected with 20mm Outdoor Porcelain Pavers that lead from the back veranda of the house through the garden.

Kitchen/Dining - Before

Rosie had a blank canvas to work with as the property had no existing features in the kitchen/dining area. She decided to add in two nib walls to create a gateway flowing affect through the house, moving from one area to get to another just like the suburb.

Rosie brings the outside in by using some clever design ideas creating a galley style kitchen with a framing effect that makes the view of the garden the hero. She has also included a connected island bench to match the connection between Kingsford and its surrounding suburbs. The dark framing around key parts of the house act as double framing devices which draw to eye to what’s ahead.

Ready to Sell!

Keeping the pergola and sprucing it up with a fresh coat of paint created a new outdoor entertaining area where families could entertain on weekends. Surrounding the backyard are Australian natives inspired by what was found during their walk-through Centennial Park, which are low maintenance and look great.
